With a corporate mandate to reduce construction costs, ACG Texas, the largest regional IHOP Franchisee, approached ID Studio 4 hoping to find opportunities for cost savings in the 4,500 square foot IHOP corporate “Icon” prototype documents, specifically for the Texas market. ID Studio 4’s team of architectural and engineering professionals, utilizing industry knowledge and a strategic approach to value engineering, was able to exceed all expectations by helping ACG Texas realize more than $300,000 reduction (1/3 of total construction cost) on the first ID Studio 4 managed project, all while keeping the corporate “Icon” brand image intact. Through the years, the success of the value engineering efforts and program management has yielded millions of dollars in construction cost savings to the client. Architectural and engineering services have also been provided to ACG Texas’s other concepts including Applebee’s Grill & Bar.
